What to do if you find shoddy work in your new home
It can be particularly frustrating if you move into a
newly-built house only to find that your dream home is more of a
nightmare.
Despite safeguards and standards being in place to ensure the
highest build quality on new-builds, defects and snags can still be
commonplace.
If you find something wrong with your new home it is best to
report it as soon as possible.
Most new homes are covered by the National House-Building
Council's (NHBC) two-year Buildmark warranty. These means that any
defects highlighted in the first two years of occupation should be
rectified for free by the relevant building
firm.
It is best to make your complaint to the building firm in
writing. Make sure you clearly identify what the defects are and
how and what you expect to be done to rectify them. Take
photographs of the evidence to support your complaint.
To further support your complaint, it is advisable to get a
second-opinion from an expert on the defects. Snagging companies

Once the company responds to your complaint make sure to arrange
a suitable time for them to fix the defects as they will need
access to your property.
If your complaint is not acted upon and the problem remains
unresolved then contact your local Trading Standards office or
Citizens' Advice Bureau. They will give free advice and may take up
your complaint for you.
